Gapway Plantation is
a 106.9 acre farm, (there are 4 separate tax map numbers). There are
dirt roads for access and a small pond and extensive ditching for
drainage. There is an existing large barn on site for storage. The
property is currently surrounded by residential and commercial
development, but is close to the National Forest making it
attractive for low density development. The property could continue
to be a working farm with a majority of the property still in open
fields. In addition, there could be considerable tax benefits
possible through the use of a conservation easement.
Wetland studies have
yet to be done to date, but wetlands appear to be minimal. The
majority of the site is high with good sandy soil. This is conducive
for the utilization of septic systems which are required in the
area. In addition, with the considerable development taking place in
nearby there is a large demand for dirt. A mining operation on-site
would produce cash flow while improving the site for future
development.
Approximately 12
acres is currently zoned AGR and the balance is AG-10. The property
is in the county, and is contiguous to the Town of McClellanville.

for commercial use and access to property may be available for
